How We Protect Your Money
Low Leverage
We lend at 65% of property value, and every loan is secured by its property in first position.

Diversification
Your money is spread across a group of loans, so no single loan decides your income.

Underwriting
Before we lend, we review the property and its value, and the borrower's experience and track record.

Questions
Yes, through a self-directed IRA or an eligible 401(k).
Yes. You can invest personally or through an entity you control.
You'll receive a K-1 each year. The income is expected to be taxed as ordinary income, consistent with interest. Please confirm with your tax advisor.
Generally, income over $200,000 a year ($300,000 with a spouse) in each of the last two years, or a net worth over $1 million not counting your home. It's confirmed by a third-party verification service or a letter from your financial professional.
Every loan is secured by its property, so we take the property back and sell it. Because we lend at 65% of property value, we expect the property to cover the loan, the unpaid interest and the cost of collecting. That's an expectation, not a guarantee.
The shortfall carries forward, and investors are caught up before we take anything.
Talk to us. We can't promise an early exit, but we'll look at what's possible.
Soft Commit
Tell us how much you plan to invest. A soft commit isn't binding, and no money changes hands. It holds your place and helps us plan the loans.
